Included Facilities
- Furnished accommodation: Sharing or independent room, as booked, with AC, geyser, bed and mattress, table and chair, and wardrobe.
- Meals: Vegetarian meals according to the agreed meal plan and timings, excluding the festival and monthly kitchen deep-cleaning closures described in the meal policy.
- Housekeeping: Included three days per week, according to the property’s notified schedule.
- Connectivity and drinking water: Wi-Fi and RO drinking water.
- Washing machine: Shared, self-service access. Residents operate the machine themselves and leave it clean after use.
- Kitchen access: Resident use is limited to preparing snacks in the designated kitchen, using approved equipment and following the property’s access timings and safety instructions. Full-meal cooking is not permitted.
- Security and support: CCTV in common areas, security arrangements and a caretaker at each premises.
- Power backup: Essential power backup; AC and other high-load appliances may not be supported.
- Washroom items: Mug, bucket and stool provided.
- Bring your own bedding: Bedsheets, pillows and pillow covers are not provided. Residents must arrange these themselves.
Charges
- Advance rent: One month’s agreed rent, payable in advance. Monthly rent is due on the 1st unless otherwise agreed in writing.
- Security deposit: An amount equal to one month’s agreed rent.
- Room maintenance: ₹2,000 payable once for each six-month period of stay. This is a recurring six-monthly charge, not a monthly charge. It may be paid in advance or deducted from the security deposit, as agreed and recorded in writing. The same charge will not be collected twice. Once due, it is non-refundable for voluntary early departure, subject to applicable law and refunds legally due.
- Electricity: ₹12 per unit based on actual room-meter consumption, including all connected electrical points and appliances, subject to applicable electricity rules.
- Shared-service charge: ₹150 per occupied bed per month towards common areas, water, washing-machine and kitchen services. This is separate from metered room electricity; costs must not be recovered twice.
- Brokerage: GableStay charges residents no brokerage.
- Deposit refund: Give at least 30 days’ written notice to care@gablestay.com before vacating. The refundable balance is paid after checkout and itemised adjustment of lawful outstanding dues, in accordance with the deposit-refund policy below. The deposit cannot replace the final month’s rent.
- Rent refunds and transfers: Rent for accommodation already provided is non-refundable. Payments cannot be transferred or adjusted against another resident’s account without written approval. Unused advance rent on early departure is settled under the agreed notice terms; overpayments and refunds legally due remain refundable.

GableStay House Rules & Resident Policy

These rules apply to current and new residents after being communicated and accepted as applicable. They supplement the resident’s written accommodation agreement. Mandatory legal rights prevail over any conflicting provision.
1. Registration and authorised occupancy
Only registered and approved residents may occupy the premises. Residents must provide accurate contact details, required identity documents and emergency contact information, and cooperate with legally required verification.
Submitting a form or making a payment does not, by itself, confirm room allocation. New residents must obtain written move-in confirmation from GableStay.
Accommodation for anyone under 18 requires a separate parent or legal guardian arrangement approved by management.
2. Rent and payment records
One month’s agreed rent is payable in advance. Monthly rent is due on the 1st of each month, unless a different arrangement is expressly agreed in writing. Any initial partial-month rent must be confirmed by management. GableStay charges residents no brokerage.
Payments must be made to an authorised GableStay account or payment channel. Residents must retain receipts and quote their registration ID.
Residents must not transfer a booking, rent payment, security deposit or credit to another person without written approval. Any late-payment charge must be disclosed and agreed in advance and remain reasonable and lawful.
2A. Six-monthly room maintenance charge
A fixed room maintenance charge of ₹2,000 is payable once for each six-month period of stay. The applicable period and due date must be confirmed in writing. It is a recurring six-monthly charge, not a monthly charge or a lifetime one-time payment.
The charge may be paid in advance or deducted from the security deposit, as agreed and recorded in the resident’s account. No duplicate collection or deduction is permitted. Once due, the charge is non-refundable for voluntary early departure, subject to applicable law, service obligations and refunds legally due.
Changes to an existing resident’s agreed charges require the appropriate agreement and will not be applied retrospectively merely by updating this policy.
3. Rent refunds and temporary absence
Rent for accommodation already provided is not refundable merely because a resident chooses not to use it. Holidays, travel, personal absence or non-use of facilities do not automatically reduce rent.
Early departure and unused advance rent will be settled under the agreed notice and cancellation terms, subject to applicable law. Duplicate payments, overpayments and refunds legally due remain refundable. This policy does not exclude remedies where GableStay fails to provide the agreed accommodation.
4. Security deposit and 30-day notice
The security deposit is equal to one month’s agreed rent. Any agreed maintenance deduction will be separately itemised and will reduce the available deposit balance.
Residents must give at least 30 days’ written notice before vacating by emailing care@gablestay.com, stating their name, registration ID, property, room and intended departure date.
Notice runs from receipt of the written communication, not from a verbal discussion. Management will acknowledge receipt; delayed acknowledgement does not invalidate evidence of delivery.
The security deposit cannot be used as the final month’s rent. Any separately agreed minimum-stay period must also be considered.
After possession and keys are returned, GableStay will provide an itemised settlement for unpaid dues, reasonable documented damage beyond normal wear and tear, missing items and any lawful notice-shortfall liability. There will be no automatic forfeiture of the entire deposit irrespective of actual liability.
The undisputed balance will be refunded within 15 working days of checkout and receipt of correct refund details. Any amount retained for a pending bill or dispute will be identified with a reason and expected settlement date. Recovery will not duplicate amounts already recovered for the same loss.
5. Room and bed relocation
GableStay may require relocation to another bed or room within the same property by giving at least seven days’ written notice for reasonable operational requirements, including occupancy planning, maintenance, repairs, safety and room allocation.
The notice will identify the alternative accommodation, reason and shifting date. The replacement must be reasonably comparable in facilities and agreed sharing category, with no additional rent solely because of the management-directed move.
Residents must cooperate with a reasonable relocation. Any medical, accessibility or other substantial difficulty should be reported promptly for consideration. An upgrade, downgrade or move to another property requires a separate written agreement.
Urgent safety situations may require temporary relocation on shorter notice. Management will explain the circumstances and provide reasonable assistance.
6. Curfew and gate access
Routine entry and exit are restricted between 11:00 pm and 6:30 am at every GableStay property.
Residents requiring regular late entry or early departure for employment must contact management in advance and provide their work schedule and reasonable supporting information. Management will confirm the approved access procedure in writing.
Access credentials must not be shared or used to admit another person. Residents must close and secure the gate after authorised access.
Medical emergencies, fire, evacuation, police assistance and other genuine emergencies are exceptions. Emergency exits must remain usable. Staff must not physically prevent a resident from leaving or leave a resident in an unsafe situation as punishment for late arrival; the incident may be documented and addressed afterwards.
7. Visitors and non-resident access
Residents cannot independently authorise entry by friends, relatives, former residents, delivery personnel or other non-residents.
Visits require prior management approval and are ordinarily permitted between 10:00 am and 6:00 pm, in the designated visitor area. Visitors must complete the visitor register, provide reasonable identification when requested and follow staff instructions.
No overnight guests or unregistered occupants are permitted. Visitors may not enter bedrooms, kitchens, rooftops or restricted areas without express permission.
At designated single-gender properties, opposite-gender visitors are not permitted in residential rooms or restricted residential areas. Approved parent or guardian meetings may take place in the designated visitor area.
Authorised maintenance workers, emergency responders and officials acting lawfully are handled through the appropriate access procedure.
Residents must ensure their invited visitors follow these rules and may be responsible for loss attributable to their own breach or their visitor’s conduct, as legally recoverable.
8. Prohibited conduct
The following are prohibited within rooms, balconies, common areas and the premises:
• Smoking, vaping, consuming alcohol or storing alcohol for consumption on the premises.
• Possessing, supplying or consuming illegal drugs or other prohibited substances.
• Violence, threats, intimidation, stalking, bullying, ragging, sexual harassment or discriminatory abuse.
• Theft, fraud, deliberate damage, illegal gambling or other unlawful activity.
• Unlawful weapons, explosives or hazardous materials.
• Tampering with CCTV, locks, access controls, electricity meters, alarms or firefighting equipment.
• Knowingly providing forged documents or admitting unauthorised occupants.
Lawfully prescribed medicines used as directed are not prohibited by the substance rule.
9. Quiet hours and respectful conduct
Quiet hours are 10:00 pm to 7:00 am. Loud music, shouting, disruptive gatherings and unreasonable noise are prohibited at all times.
Residents must respect neighbours, staff and fellow residents. Threatening staff or obstructing their lawful duties is unacceptable. Raising a genuine complaint or giving honest feedback is not misconduct.
10. Electricity and prepaid metering
Electricity is monitored through Aliste Technologies prepaid room sub-meters where installed.
Room electricity is charged at ₹12 per unit of actual metered consumption, subject to applicable electricity rules and the property’s lawful billing arrangement. A separate shared-service charge of ₹150 per occupied bed per month contributes towards common areas, water, washing-machine and kitchen services. Costs must not be recovered twice through both room metering and shared-service billing.
Room consumption includes every electrical point and appliance connected to that room’s meter. In shared rooms, the allocation method and monthly fixed-charge treatment must be disclosed in writing and applied consistently, without duplicate recovery.
Residents must monitor their balance, recharge through the authorised process and promptly report meter faults or disputed deductions. Management will assist with Aliste-related billing and technical complaints and provide the available usage explanation.
Meter tampering, bypass connections and unauthorised wiring are prohibited. Electricity must not be deliberately disconnected by management to punish misconduct or compel payment of unrelated dues.
11. Electrical and fire safety
Residents must not overload sockets, alter wiring, obstruct exits or use unauthorised cooking appliances, heaters, gas cylinders or open flames.
High-load appliances require prior approval. Switch off appliances when not needed and report leaks, sparks, overheating or damaged equipment immediately.
Fire equipment and evacuation routes must remain accessible. Residents must follow evacuation instructions and cooperate with safety checks.
12. Meals and dining
Vegetarian meals are served according to the meal entitlement agreed for the property:
• Breakfast: 8:00 am–9:30 am.
• Lunch: 12:30 pm–2:00 pm, on the days included in the resident’s plan.
• Dinner: 8:00 pm–9:30 pm.
Menus may change according to seasonal availability, ingredient supply and reasonable operational requirements. Substitutions should remain broadly comparable.
Meals must be consumed in the designated dining area. Food packing, takeaway portions and tiffin packing are not permitted, except where management approves a medical or accessibility exception.
Residents must avoid wastage, return utensils and keep the dining area clean. Guests are not entitled to resident meals without approval.
Missed meals and voluntary non-use do not create a cash credit. Residents should disclose allergies or dietary concerns before relying on the meal service; special diets are available only if expressly agreed.
12A. Scheduled meal-service closures
No meals will be served on Diwali, Holi, Raksha Bandhan, Dussehra, Independence Day (15 August) and Republic Day (26 January), or on one scheduled kitchen deep-cleaning day each month.
GableStay will notify residents of each closure at least 24 hours in advance through the official resident WhatsApp group or email. Residents must arrange their own meals on these days.
These closures form part of the meal schedule disclosed and accepted at booking. Changes to existing residents’ agreed meal entitlements require separate agreement.
13. Furnishings, housekeeping and shared facilities
Sharing or independent accommodation is provided as booked, with AC, geyser, bed and mattress, table and chair, and wardrobe. A mug, bucket and stool are provided in the washroom. The move-in inventory records the items issued and their condition.
Bedsheets, pillows and pillow covers are not provided. Residents must bring and maintain their own bedding.
Housekeeping is included three days per week according to the property’s notified schedule. Residents must keep rooms reasonably clean between visits, dispose of waste correctly and cooperate with scheduled housekeeping and pest-control visits.
Wi-Fi and RO drinking water are provided. The shared washing machine is self-operated by residents; residents must follow operating instructions, avoid overloading, remove laundry promptly and leave the machine clean.
Resident kitchen access is limited to snack preparation in the designated kitchen, using approved equipment and following notified access timings and safety instructions. Full-meal cooking is not permitted. Residents must clean the cooking area and utensils after use. This permission does not authorise cooking in bedrooms or access to restricted staff food-preparation areas.
Security arrangements, CCTV in common areas and a caretaker are provided at each premises. Residents must cooperate with the access-control procedure and promptly report safety concerns. CCTV is not installed in bedrooms, bathrooms or other private spaces.
Essential power backup must be used responsibly and may not support air-conditioning or other high-load appliances.
Service interruptions must be reported promptly. Management will take reasonable steps to restore services. Operational-availability wording does not remove responsibility for maintaining promised services.
14. Room access and privacy
For routine inspections, maintenance or repairs, management will ordinarily give 24 hours’ notice and arrange access at a reasonable time.
Immediate access may be necessary for a genuine emergency, urgent safety risk or lawful official requirement. The reason and persons entering should be recorded.
Routine access does not authorise arbitrary searches of personal belongings. Suspected criminal activity will be handled through lawful procedures.
15. Property damage and personal belongings
Residents must report existing defects at move-in and new damage promptly. Repair or replacement recovery will reflect reasonable documented loss, allowing for normal wear and tear and the item’s condition.
Damage will not automatically be charged to every resident where responsibility is unknown.
Residents should secure valuables and report losses promptly. GableStay does not exclude liability arising from its own negligence or obligations that cannot lawfully be excluded.
16. Parking, keys and access devices
Parking is subject to designated space and management approval. Vehicles must not block gates, fire access or other vehicles.
Keys and access devices must not be copied, lent or shared. Loss must be reported immediately. Reasonable replacement costs may be recovered.
All issued items must be returned at checkout. Residents may not change locks or install equipment without written approval.
17. Complaints and resolution
For routine accommodation, food, maintenance, staff or billing issues, residents are requested to first speak to the property representative or email care@gablestay.com with their registration ID and details.
Management will aim to acknowledge written complaints within two working days and provide a resolution or progress update within seven working days. Urgent safety concerns should be reported immediately.
This internal process does not prevent anyone from contacting police, emergency services, regulators, courts or another competent authority at any time. No resident will be penalised for a good-faith complaint or lawful cooperation with authorities.
18. Breaches and disciplinary procedure
Depending on seriousness and repetition, management may issue a written warning, require corrective action, restrict visitor privileges, seek reasonable compensation or initiate termination under the accommodation agreement and applicable law.
Ordinarily, the resident will receive the allegation, relevant particulars and a reasonable opportunity to respond before a decision is made. The decision and reasons will be recorded.
Serious threats, violence, suspected criminal activity or immediate safety risks may require urgent protective action and referral to authorities without completing the routine warning process first.
There will be no physical punishment, confinement, public humiliation, confiscation of identity documents, arbitrary fines or automatic deposit forfeiture. Termination and recovery of possession must follow lawful procedures; management will not use forcible eviction or seizure of belongings.
19. Reporting to authorities
GableStay may preserve relevant records and make a factual complaint to police or another competent authority where circumstances reasonably indicate an offence, safety risk or other matter within that authority’s jurisdiction.
Reports will distinguish observed facts from allegations. Ordinary contractual breaches do not automatically constitute criminal offences.
Relevant evidence may include incident reports, witness accounts, communications, access logs and lawfully obtained CCTV. Disclosure will be limited to what is reasonably necessary or legally required.
20. Resident records and CCTV
Resident information and documents will be used for accommodation administration, verification, billing, safety and other purposes explained in GableStay’s privacy notice.
Access will be restricted to authorised persons. CCTV, where installed, will be confined to appropriate entrances and common areas, excluding bedrooms, bathrooms and other private spaces.
Records will be retained and disclosed according to applicable requirements and a documented retention policy. Residents must not publish other residents’ identity documents, private information or intimate images without lawful authority.
21. Checkout
Residents must arrange checkout, remove their belongings, return keys and complete a room inspection and account settlement.
Belongings left behind will be inventoried and handled after reasonable written notice and in accordance with law. They will not automatically become GableStay’s property or be sold to recover dues.
22. Changes and acceptance
Reasonable operational updates will be communicated in writing before taking effect wherever practicable. Material changes to charges, refund terms or agreed accommodation rights require the appropriate agreement and cannot be imposed retrospectively merely by updating a webpage.
If a provision is unlawful or unenforceable, applicable law prevails; the remaining lawful provisions continue to apply.
Resident declaration
I confirm that I have read and understood the GableStay House Rules & Resident Policy and agree to comply with its lawful provisions. I understand the payment, notice, visitor, curfew and relocation procedures, and have had an opportunity to seek clarification.
